Questa figura professionale, derivata dal mondo anglosassone, in Italia è diffusa soprattutto nelle grandi città dove spesso si occupa di trovar casa a dirigenti stranieri che devono trasferirsi.
Mentre il flat hunter aiuta chi cerca casa, l’home stager si rivolge a chi la mette in vendita. L’home staging è l’arte valorizzare le proprietà immobiliari, migliorandone l’immagine in modo da favorirne la vendita o l’affitto nel tempo più breve e al miglior prezzo. L’intervento di un home stager può andare da semplici ritocchi (spersonalizzazione e pulizia della casa, tinteggiatura…) per case arredate a veri e propri allestimenti di case vuote.
La professione dell’home stager, nata in America più di 20 anni fa, è già da tempo diffusa in Inghilterra, Francia e altri paesi nord europei. In Italia è una recente scoperta ma ci sono buone prospettive di sviluppo.
Il compenso può andare da qualche centinaia di euro per una consulenza all’1% sul prezzo dell’immobile.
Gli ingredienti necessari per intraprendere la professione dell’home stager? Abilità tecniche, basi di interior design, strategie di marketing e comunicazione, senso pratico e gusto estetico. Per acquisire tutto questo bagaglio di competenze esistono anche corsi di formazione.
Il flat hunter e l’home stager sono in concorrenza con l’agente immobiliare?
No anzi! Alcuni gruppi immobiliari offrono anche servizi di flat hunting e un numero sempre maggiore di agenti immobiliari percepisce il valore dell’intervento di home staging per la vendita-affitto degli immobili.
La figura dell’agente immobiliare è in continua evoluzione e le associazioni di categoria puntano a creare percorsi formativi sempre più qualificanti.
Per svolgere questa professione è necessario un diploma di scuola media superiore possibilmente ad indirizzo amministrativo e un’autorizzazione all’esercizio dell’attività rilasciata dalla Camera di Commercio.
Attualmente i potenziali agenti devono frequentare un corso della durata di circa sei mesi, in cui vengono trattate tutte le materie riguardanti la legislazione sulla disciplina della professione di agente immobiliare (elementi di diritto civile, elementi di diritto tributario, contabilità generale, ragioneria,estimo, marketing e comunicazione, oltre ad alcune informazioni di carattere socio-economico). Al termine del corso il mediatore ottiene un certificato di partecipazione che gli permette di iscriversi alla Camera di Commercio e di sostenere un esame (che comprende due prove scritte e una orale). Se l’esame ha esito positivo, il candidato sarà in grado di sostenere un successivo esame per l’iscrizione al ruolo degli Agenti di Affari in Mediazione presso le C.C.I.A.A. delle province di residenza ed ottenere la qualifica di agente immobiliare.
Quali sono le attività più frequenti dell’agente?Oltre a visitare ed effettuare stime del valore delle abitazioni che intende affittare o vendere, l’agente immobiliare riceve i clienti, li ascolta per recepire le loro necessita e dà loro informazioni sulle quotazioni di affitti e vendite, li accompagna nella visita di abitazioni in vendita o in affitto, illustrandone le caratteristiche e le condizioni di vendita o affitto; fa firmare proposte di acquisto o affitto e infine incassa i compensi per la propria attività. L’agente immobiliare accompagna il cliente fino al rogito notarile. Per questo deve avere competenze di base piuttosto allargate: certificazioni impianti, normative urbanistiche, fiscalità, catasto…
